A Condition Report (Level 1 inspection) is a basic condition review which will note building defects, however it will not provide advice about how to manage or repair these. This type of report is not in-depth and is best suited to small buildings/apartments which are in good condition and are constructed using common building materials.

The "Level 3" Full Building Survey is the most detailed type of survey.
Industry guidelines recommend this type of survey if your property is particularly large, is of more complex, aged or varied construction, has elements of disrepair or features of historic/heritage significance. Guidelines also recommend a Full Building Survey if you plan to undertake future works to the building. The survey ensures that all accessible areas of the property are fully appraised and all of the key issues are highlighted and clearly explained.
You will be provided with a detailed survey report containing advice on visible faults and also potential concealed defects. The report will provide budget cost information for all necessary repairs (and also information relating to property maintenance planning requirements). In addition, the survey will provide guidance about environmental hazards and will highlight issues that we believe your conveyancing firm should review.
For your peace of mind and protection, your survey will be undertaken by a fully qualified RICS Chartered Building Surveyor (MRICS designation).
