Residential Property Inspections

A Condition Report (Level 1 inspection) is a basic condition review which will note building defects, however it will not provide advice about how to manage or repair these. This type of report is not in-depth and is best suited to small buildings/apartments which are in good condition and are constructed using common building materials. 

 

We recommend that one of the following surveys is selected, depending upon the type of building you are purchasing:

 

The RICS Homebuyer Report ("Level 2" home survey) provides a detailed appraisal of the property’s overall condition, helping you make an informed decision and plan for any future maintenance work. It includes the following:

  • Detailed visual inspection: A comprehrensive visual examination of the property to assess its overall condition and state of repair.
  • Defect identification: The report highlights significant faults and their possible implications. Recommendations for further action are included in the report.
  • Inspection of building elements: A visual inspection of all building elements (internal and external), including walls, floors, ceilings, roof, rainwater goods, windows and doors.
  • Visual appraisal of services: A visual (non-intrusive) condition appraisal of services such as boiler/heating, electrical instalations, water and drainage services, with recommendations for further investigation if deemed necessary.
  • Priority ‘Traffic light’ system: This system is used to categorise the severity of any defects and whether early action is required.
  • Urgent repair issues: The report highlights any urgent repair issues as well as future maintenance requirements.
  • Statutory/Legal considerations: Where applicable, the report records surveyor observations about planning matters, building control, disputes and other statutory considerations, which may necessitate further investigation by your conveyancig firm.

 

The "Level 3" Full Building Survey is the most detailed type of survey.

Industry guidelines recommend this type of survey if your property is particularly large, is of more complex, aged or varied construction, has elements of disrepair or features of historic/heritage significance. Guidelines also recommend a Full Building Survey if you plan to undertake future works to the building. The survey ensures that all accessible areas of the property are fully appraised and all of the key issues are highlighted and clearly explained.

You will be provided with a detailed survey report containing advice on visible faults and also potential concealed defects. The report will provide budget cost information for all necessary repairs (and also information relating to property maintenance planning requirements). In addition, the survey will provide guidance about environmental hazards and will highlight issues that we believe your conveyancing firm should review.

For your peace of mind and protection, your survey will be undertaken by a fully qualified RICS Chartered Building Surveyor (MRICS designation).
